This District is a “one block Residential District,” making East Alvarado Historic District one of Phoenix’s smallest districts. The East Alvarado Historic District homes were all built in between the years of 1937-1942, except for one that was used for modeling future homes. It was an example of the “streetscape concept” that the FHA came up with to make the uniformity in design, but each individualized home was unique from one another.

The homes were constructed in an “Early Ranch” style and were designed in three or more variations that include “French Provincial” and “Monterey-influenced” styles. There are also homes there that were a bit more simplified from” the Period Revival” styles (similar to the homes in the Los Olivos Historic District, only on a smaller scale). Which resulted in a block of homes that had charm, with each individual home having its own unique personality.

The homes in “East Alvarado” were built having an average of 1,700 sq. ft. of living space, making them roomier than your typical style of historic “Ranch” in the city of Phoenix, and generally, these homes will have 3-bedrooms and 2-baths. They usually will have a garage located in the back that is unattached.

If you want to eat out, there is a MacAlpine’s Soda Fountain, the living room of Sheridan Square, and the Main Ingredient, which is located on 7th Street, near you. Atrip to downtown Phoenix is only a short bike ride away, and you are within walking distance to the light rail line.

East Alvarado does not often have the historic “Ranch” styles homes available (as they are not up for sale very often). If this is the case, take a look at the homes in the “Windsor Square Historic District.”
