Farmed originally by the Yaple family, this land was developed later by Floyd Medlock. Most of the Transitional Early Ranch-style homes he built were constructed between 1929 and 1938.

Near the intersection of Indian School Road and 7th Avenue, Yaple Park is located in central Phoenix. The district consists of only three streets, but some of its neighboring homes share many of the same amenities.

Several independent businesses located along Seventh Avenue, dubbed Melrose on Seventh by merchants who worked hard to make it a pedestrian-friendly area. Just steps away from the residential Yaple Park neighborhood are restaurants, coffee shops, antique shops, pet groomers, and pharmacies (not Walgreens). Yaple Park’s northern edge is outlined by the Grand Canal, serving as a walking and biking path. Within the Steele Indian School Park, which is situated just east of Central Avenue and in a 75-acre area, you’ll find walking paths, a theater, and a dog park where you can let your dog run off-leash.

Now back to Yaple Park. Original marketing for Yaple Park positioned it as a pleasant suburb only a few minutes away from downtown offices. Yaple Park has retained its suburban feel, as Phoenix has grown over the years and has far outgrown Yaple Park. In addition to irrigated lawns and mature palms and pines, the Grand Canal is a reminder that this land was agricultural not too long ago. In addition to the lack of curbs and sidewalks, the streets are dimly lit, adding to the non-urban feel.

Homes tend to be forested with long shallow porches and feature a transitional ranch-style design. The slow development of Yaple Park between 1931 and 1949 led to the changing styles of those years, so there are no cookie-cutter ranches here. In addition, you will find some Period Revival style homes, as well as a few newer homes, depending on your preferences.
